Private Island for Sale in Florida, or Thirteen Acres Inland? What $5 Million Really Buys on the Gulf Coast

There is a private island for sale in Florida right now, off the north end of Longboat Key, and you cannot drive to it. No bridge, no road, no mailbox at the end of a driveway. You get there by boat or you do not get there.


It is one of three very different things five million dollars will buy you on this coast, and the gap between them is wider than most buyers expect. I shot a short tour of all three. Here is the longer version, including the parts that do not fit in under three minutes.


Tier one: the private island

Jewfish Key sits just inside the pass, a few hundred yards off Longboat. The home there is turnkey furnished, boat access only, and is currently listed at $5,995,000.


What nobody tells you about island living is that it changes your relationship with errands. You do not run to Publix. You provision. Groceries, propane, a bag of dog food, all of it comes across the water, which means you buy in quantities that would look alarming in a normal pantry. Contractors quote you differently too. Every trade that steps onto that island is factoring in the boat, and you can hear them doing the math on the phone.


The buyer pool for this is small. Genuinely small. But it is intense, and it is national, because there are only so many private islands on the Gulf and they do not come up often. When one does, the people looking are not comparison shopping against a condo in downtown Sarasota. They are comparison shopping against the Keys, the Bahamas, and coastal Maine.


Tier two: the trophy waterfront home

Move to Bird Key, Casey Key, or the Gulf side of Longboat, and five million buys you something entirely different. Deep water, a dock, a real address, and neighbors.


Here is the honest part. At this tier you are buying the water and the location, not the house. I have walked buyers through five million dollar waterfront homes where the plan, stated out loud in the driveway, was to take it down to the studs. Sometimes take it down entirely. The land carries the value and everyone in the conversation knows it.


What separates the homes that sell fast from the ones that sit is usually not finish level. It is dock and water specifics. Bridge clearance, water depth at mean low tide, run time to open Gulf. A boater will ask all three within the first ten minutes, and "it's close" is not an answer. I put the actual numbers in the listing remarks. Most of my competition does not.


Buyers coming from out of state ask about flood zone and elevation before they ask about the kitchen, so I pull that data before a listing ever goes live.


Tier three: estate acreage, ten miles inland

Now drive east on State Road 70 into Panther Ridge. Same money, completely different life.


13.8 acres in Foxwood, gated, with a new 2024 build at 6,129 square feet, a 30 x 80 barn, a Generac generator, a well, and enough garage for a car collection with a lift in one bay. Listed at $5,500,000. Horses are permitted. Short term rentals are not.


This is where the math surprises people. Trade the water view for acreage and you get dramatically more house, more land, and more infrastructure per dollar. What you also get is a property that runs like a small operation. Six air conditioning units. Two septic systems. A thousand gallon propane tank. None of that is a problem, but it is a different kind of ownership than a condo where somebody else handles the roof.


The buyers who fall for these are usually coming from somewhere with a winter. Chicago, the New York tri-state, Detroit, Minneapolis. Or they are already in Florida and moving out of Wellington or Naples because they want land and cannot find it there anymore. All of it is verifiable in the county property records, which is where I start on every acreage listing.


How buyers actually decide between them

Almost nobody tours all three. They self-select before they ever call me, and they usually pick based on one question they have already answered privately: do I want to be on the water, or do I want to be left alone?

Water people want the boat, the sunset, the walk to dinner. Land people want the gate, the fence line, and nobody looking in a window. The rare buyer who is torn between the two is usually torn because they have not decided what they want their weekends to look like yet, and that is a fine thing to figure out slowly.

The one thing I will push back on is the assumption that five million on the Gulf Coast is five million anywhere on the Gulf Coast. It is not. The same number buys three very different lives here, and the operating cost of each of those lives varies more than the purchase price suggests.

Maybe you already own one of the three. If you have a waterfront home, an island property, or acreage in the Sarasota or Bradenton orbit, the honest question is not what a website estimated your value at last Tuesday. It is what the last three actual buyers in your specific category responded to.
